Finding the leak

What a leak looks like from the roof

A stain on the ceiling is the end of the story. On the roof it starts as something like this: a shingle that has torn, lifted and let water onto the underlayment.

We find the entry point first, then repair that — rather than sealing the spot above the stain and hoping.

Common entry points

Where leaks usually start

Our own inspection photos. Most leaks come from a small failure at a penetration, a joint or a single damaged shingle — not from the roof as a whole.

  • Cracked rubber collar around a plumbing vent pipe on an asphalt roof
Cracked pipe boot The rubber collar around a vent pipe splits with age and lets water in around the pipe. Usually a small repair when caught early.
  • A rusted roofing nail backed out of an asphalt shingle
Nail pop A nail that has worked its way up leaves an opening in the shingle. We check how many there are and whether the shingles around them are still sound.
  • A torn hole in an asphalt shingle exposing the layer underneath
Torn shingle Wind, foot traffic or a dropped branch. Water reaches the underlayment. We replace the shingle rather than covering it with roof cement.
  • Old black roofing tar spread over a concrete tile roof ridge, cracked and covered in moss
Cracked tar patch on a ridge Roof cement is a temporary fix. Once it dries and cracks it can hold water against the joint instead of shedding it.
  • Torn shingle at the joint where the roof meets a wall
Open joint at a wall Roof-to-wall joints are a frequent leak location. The flashing and the shingles around it have to overlap correctly; an inspection confirms what needs redoing.
  • Gap under the metal flashing of a roof vent
Gap under vent flashing A lifted flashing edge can let wind-driven rain underneath. Resealed or re-flashed depending on its condition.
