Noticed a stain on your ceiling?

Roof Leak Investigation & Repairs in Greater Vancouver

Noticed a stain on your ceiling? Dripping water during a storm? These signs often point to hidden roof damage — and the longer you wait, the worse (and more expensive) it gets. You can rely on our expert roof leak investigation, inspection, and repair services.

At ABC Roof Service, we specialize in finding the exact cause of roof problems and fixing them quickly, properly, and permanently. Whether it’s a small leak or structural damage, our team will assess it thoroughly and give you clear, honest options.

What We Fix

Our repair services cover all common roofing issues in BC’s wet climate:

  • Active leaks or ceiling stains
  • Missing, cracked, or lifted shingles
  • Damaged flashing around vents, chimneys, or skylights
  • Water pooling on low-slope or flat roofs
  • Rotten decking or underlayment
  • Poor workmanship from previous repairs

Our Process: Roof Leak Investigation Comes First

Before we lift a tool, we diagnose the issue. Our team performs a full roof leak inspection to determine the root cause — not just the visible symptoms.

We look at:

  • Shingles, vents, flashing, and seals
  • Gutter and drainage flow
  • Interior signs of water damage
  • Roof age and installation quality

After inspection, we provide a detailed quote and repair plan — no guesswork, no pressure.

Roof Repair Services Include:

Leak sealing and patchwork

Flashing replacement or resealing

Underlayment repair or replacement

Skylight and chimney leak repairs

Shingle and membrane repairs

What we look for

Common roof issues we look for

All photos are from our own inspections. A ceiling stain is often some distance from where the water actually gets in, so we look at the whole roof, not just the area above the stain.

  • Cracked rubber collar around a plumbing vent pipe on an asphalt roof
Cracked pipe boot The rubber collar around a vent pipe splits with age and lets water in around the pipe. Usually a small repair when caught early.
  • A rusted roofing nail backed out of an asphalt shingle
Nail pop A nail that has worked its way up leaves an opening in the shingle. We check how many there are and whether the shingles around them are still sound.
  • A torn hole in an asphalt shingle exposing the layer underneath
Torn shingle Wind, foot traffic or a dropped branch. Water reaches the underlayment. We replace the shingle rather than covering it with roof cement.
  • Old black roofing tar spread over a concrete tile roof ridge, cracked and covered in moss
Cracked tar patch on a ridge Roof cement is a temporary fix. Once it dries and cracks it can hold water against the joint instead of shedding it.
  • Torn shingle at the joint where the roof meets a wall
Open joint at a wall Roof-to-wall joints are a frequent leak location. The flashing and the shingles around it have to overlap correctly; an inspection confirms what needs redoing.
  • Gap under the metal flashing of a roof vent
Gap under vent flashing A lifted flashing edge can let wind-driven rain underneath. Resealed or re-flashed depending on its condition.
  • Cracked and lifting edge of an asphalt shingle
Cracked, lifting shingle edge Brittle shingles lift at the edges and crack. On older roofs we look at the whole slope before recommending a repair or a replacement.
  • A new hole in the shingle right next to an older tar repair
New hole beside an old patch A new opening next to an earlier repair. We look for why the area is failing before patching it again.
  • Thick layers of cracked roofing cement at a tile roof ridge joint with a visible hole
Layered cement at a ridge joint Several rounds of patching with an opening still visible. An inspection determines whether the joint can be sealed or needs to be rebuilt.

How we repair

Replacing a damaged shingle

The seal strips are warmed so the shingles above can be lifted without cracking. The damaged shingle comes out, a matching one slides in, and it is nailed and resealed under the course above.

Where a shingle can be replaced, we replace it rather than covering it with roof cement, which dries out and cracks.

  • Matching shingle, not a patch
  • Nails hidden under the course above
  • Seal strips re-bonded so wind cannot lift it
